Maintenance Supervisor

Multi-site maintenance supervision is one of the harder gigs in residential property management. You're not anchored to one address, one manager, or one team. Sunrise Management is staffing this role across three San Diego-area communities: Kelvin in Lemon Grove, Textur in La Mesa, and Dezi in San Diego proper. That geographic spread is the defining feature of this position.

What the Work Actually Looks Like

The core of this role is keeping three communities physically sound, presentable, and compliant. Turns are a significant piece of that. Sunrise holds a 3-to-5 day make-ready standard, which means you'll need to coordinate painting, carpet cleaning, appliance checks, and general punch list items without the luxury of being on-site full time. When you're at Kelvin, Textur still needs coverage. That tension is real, and managing it well is what separates a strong multi-site supervisor from someone who just drives between properties putting out fires.

Beyond turns, the day-to-day includes preventive maintenance across all three sites, 24-hour service request completion targets, pool and spa upkeep, life-safety compliance (fire systems, lighting, signage), HVAC and water heater monitoring, and grounds inspection. You'll also carry on-call emergency responsibility. The role requires a valid driver's license because you'll genuinely need it, not as a formality.

On the people side, you'll supervise maintenance staff at the individual sites, participate in hiring and performance reviews alongside property managers, and run monthly safety meetings. MSDS recordkeeping, PPE compliance, and adherence to Sunrise's Injury and Illness Prevention and Hazardous Materials policies are part of the job, not afterthoughts. Fair Housing knowledge is expected.

What Sunrise Is Looking For

  • At least one year of property maintenance experience (more is better here)
  • Prior supervisory experience, required
  • Hands-on competency across HVAC, plumbing, electrical, appliance repair, pool systems, and carpentry
  • Valid driver's license with reliable transportation between sites
  • Comfort with expense control and purchase approval processes
  • Detail-oriented and proactive, especially around life-safety and preventive maintenance documentation

When no single manager is watching your full day, your ability to prioritize across three work orders lists, three sets of resident concerns, and three preventive maintenance logs is what keeps everything from slipping. The pay range here is $27 to $30 per hour depending on experience. That ceiling reflects the complexity of the role.
