It's 7 a.m. and you're already mapping out which of the three San Diego properties needs you first: a vacated unit at Melrose Canyon that has to be market-ready by end of week, a pool chemical check at Park Diplomat, and a work order backlog at 445 West University. That's the rhythm of this role.

What This Job Covers

Sunrise Management is hiring a multi-site Maintenance Supervisor to oversee physical operations across three residential properties in San Diego. You'll rotate between locations based on project needs, so a valid driver's license is a hard requirement, not a formality.

The core of the job is keeping units turning and common areas clean and functional. Make-ready timelines here run three to five days after vacancy. You'll handle the painting, coordinate carpet cleaning, run through punch list items, and make sure each unit passes inspection before it goes back on the market. On top of turns, you'll manage the full preventive maintenance calendar: HVAC, water heaters, pool and spa systems, lighting, fire safety checks, and life-safety walkthroughs.

Day-to-day work orders need to close within 24 hours. When parts delays push that window, you communicate directly with site management and keep residents informed. You'll also be on call for after-hours emergencies, which is standard for a supervisor role at this level.

This is a team leadership position. You'll supervise maintenance staff across sites, assign schedules, run monthly safety meetings, maintain MSDS records, and make sure PPE protocols are followed. You'll also have a hand in interviewing and training new maintenance hires, and you'll submit timesheets for your team.

Budget awareness matters here. You control supply purchases, get manager approval on expenditures, and flag capital improvement needs or repair recommendations up the chain. Sunrise wants someone who can identify a problem before it becomes expensive.

What You Bring

  • At least 2 years of hands-on property maintenance experience
  • Prior supervisory experience, managing a team and holding people accountable
  • Working knowledge of HVAC, plumbing, electrical, appliances, carpentry, and pool systems
  • Familiarity with Entrata or AppFolio is a plus
  • Valid driver's license with reliable transportation between sites
  • Understanding of Fair Housing laws
  • Comfort with PPE requirements and adherence to safety and hazardous materials policies

Pay runs $27 to $32 per hour depending on experience. Candidates who stand out tend to bring pool certifications, HVAC experience, and a track record of keeping turns tight without cutting corners on quality. Multi-site experience is a genuine advantage here because managing your time across three addresses with competing priorities is a skill in itself.
