The day-to-day here spans the full maintenance lifecycle. Unit turns need to be inspected and signed off before move-in, preventative maintenance programs need to run on a quarterly cadence, and capital improvement projects need bids sourced, schedules built, and execution managed. On any given week you might be walking a punch list on a vacant unit in the morning, meeting with a vendor about an ongoing capex project at noon, and coaching a technician through a proper HVAC repair in the afternoon. The variety is real, and so is the accountability.

Budget monitoring and inventory management fall under this role too. That means you need to understand what things cost, catch waste before it compounds, and make sure your team isn't sitting idle waiting on parts that should have been stocked. What Hawthorne Is Looking For

  • At least 3 years in apartment maintenance or a skilled trade (HVAC, plumbing, electrical)
  • Prior supervisory or lead tech experience strongly preferred
  • Valid driver's license required
  • EPA certification required
  • CPO certification highly preferred (required in some states)
