Maintenance Supervisor

Waypoint Management Services runs a high-end luxury community in Daytona Beach, and they need a Maintenance Supervisor who can keep a property performing at that level day in and day out. This isn't a tool-belt-only position. You're leading people, managing a budget, coordinating with contractors, and staying close enough to the Community Manager that nothing slips between the cracks.

The work itself spans the full range of residential property maintenance: HVAC preventive maintenance, plumbing repairs, make-ready turns, pool chemical readings, CPO-level pool oversight, grounds coordination, and emergency response. Work orders turn within 24 hours. Units are move-in ready before a resident ever sets foot inside. You review make-ready punch lists with contractors regularly, and when something breaks on a Saturday night, you're the one coordinating the corrective action.

Daytona Beach's coastal humidity is hard on building systems. HVAC units cycle hard through the summer, and pool chemistry can shift quickly in the heat. A supervisor who treats preventive maintenance as optional tends to spend the back half of the year catching up. The candidates who thrive in markets like this build their PM schedule early, stick to it, and train their team to flag small issues before they become capex problems.

What you'll need to bring

  • High school diploma or GED with at least 2 years of hands-on maintenance experience
  • EPA Section 608 certification, Types I and II (required at hire)
  • CPO certification, or willingness to complete it within 90 days of start
  • CAMT certification (preferred)
  • Prior supervisory experience managing both employees and outside vendors
  • Comfort with on-call availability as needed
  • Bilingual Spanish and English (strongly preferred)
  • Working knowledge of OSHA standards and safe operating practices
