Maintenance Supervisor

A resident puts in a service ticket at 8 a.m. for a broken furnace. By noon, your tech has resolved it, closed the ticket, and you've already followed up with the resident directly. That's the standard you set at Timber Hollow Apartments in Fairfield, Ohio.

Cottonwood Residential is hiring a Maintenance Supervisor to lead the maintenance operation at this community. The role covers the full scope: hands-on repairs, team leadership, make-ready management, and keeping the property running safely and cleanly day to day.

What the Job Covers

You'll lead a team of maintenance techs and community care associates. That means hiring, scheduling, training, and holding people accountable to consistent standards. You'll manage the turn process closely, coordinating make-ready timelines so vacant units get back online fast and new residents can move in on time.

On the technical side, you'll troubleshoot and repair HVAC systems, handle electrical and plumbing issues, and manage appliance repairs. You'll also oversee grounds upkeep and general building cleanliness, enforce 24/7 emergency coverage through monthly staffing schedules, and make sure all work follows applicable building codes and safety standards.

Resident service is central to this role. Timely follow-through on service tickets matters here. Residents notice when things get fixed quickly and when they don't.

What You Need

• EPA Type II or Universal certification (required)
• Solid HVAC troubleshooting experience
• Valid driver's license
• CPO certification (a plus)
• Demonstrated experience leading a maintenance team
• Attention to detail on punch lists and turn timelines

The strongest candidates in this role tend to be the ones who can move between managing people and doing hands-on technical work without losing quality on either end. If you're used to delegating everything or fixing everything yourself, this role will push you to do both well at the same time.
