Village GreenThe Skills That Drive This Role
Maintenance leadership in multifamily housing calls on two distinct skill sets simultaneously: hands-on technical knowledge and the ability to manage people under pressure. As a Maintenance Service Manager with Village Green in West Des Moines, you'll use both every day. Diagnostics matter here. When an HVAC system fails on a July afternoon or a plumbing issue escalates across multiple units, residents need someone who can assess quickly and deploy the right person with the right tools. But the technical side is only half the picture. The other half is your team. Scheduling, mentoring, holding quality standards, and building a crew that actually communicates well with each other and with residents. That's where maintenance managers either thrive or struggle.
Village Green has been operating since 1919, which means they've had a long time to figure out how maintenance operations should run. EPA or HVAC certification is expected here, and so is real supervisory experience, not just senior technician-level work but actual responsibility for a team.
What You'll Actually Be Doing
Day-to-day, you're overseeing the flow of service requests across the property. Work orders for plumbing, electrical, appliance repairs, and HVAC move through your team, and your job is to make sure they're completed correctly and on time. You'll inspect finished work, not just sign off on it. You'll build schedules, delegate based on skill level, and step in to troubleshoot when something's outside a technician's reach.
There's a resident-facing dimension to this role that matters as much as the technical work. When repairs take longer than expected or a resident's frustrated, your communication style affects how they feel about living there. Village Green properties hold occupancy by maintaining trust with residents, and your team is often the most direct point of contact.
- Supervise and schedule maintenance staff; delegate work orders appropriately
- Inspect completed repairs for quality and code compliance
- Handle or oversee HVAC, plumbing, electrical, and appliance service requests
- Train new technicians and continue developing existing team members
- Participate in hiring decisions for maintenance staff
- Assist the property manager with maintenance budget planning and cost oversight
- Support preventative maintenance programs to reduce reactive repairs
What Makes This a Good Fit for the Right Person
Village Green is a national company with a defined career track, and they've been recognized consistently as a strong employer in multifamily. That matters when you're evaluating whether this is a place to grow or just a place to work. Maintenance managers who perform well here tend to move into regional maintenance roles or property-level leadership over time, because the company is large enough to have those openings and culturally inclined to promote from within.
Candidates who do well in roles like this tend to be technically confident without being dismissive of their team, and they communicate well with both residents and property management. If your background comes from hospitality or healthcare maintenance rather than pure multifamily, that translates well here. The systems are similar, and the service orientation carries over directly.
Compensation is $66,000 annually plus quarterly bonuses, with benefits that include a 401(k) with company match, medical, dental, and vision coverage, and paid time off. Pre-employment background checks and drug screening are required, and Village Green participates in E-Verify.
