The core of the job is leading the maintenance team: assigning and prioritizing work orders, running the make-ready process, and making sure preventative maintenance gets done on schedule rather than deferred until something breaks. You'll also be hands-on when the work calls for it, HVAC, plumbing, electrical, general repairs across the property. This isn't a desk role with occasional walkthroughs. You're managing people, managing vendors, managing inventory, and doing real technical work when the situation requires it.
Vendor oversight matters here. You'll source, schedule, and hold vendors accountable to scope and timelines, while tracking maintenance-related expenses against the property budget. That means purchase orders, cost tracking, and accurate documentation aren't an afterthought. SDS logs, inspection reports, and work order closeouts all fall under your oversight.

What you'll need to be considered
- High school diploma or GED
- Valid driver's license and reliable transportation
- At least two years of multifamily maintenance experience
- At least two years supervising or leading a maintenance team
- EPA Type II or Universal Certification (required)
- Certified Pool Operator (CPO) preferred
- CAMT certification preferred
- Working knowledge of HVAC, plumbing, electrical, and general building systems
- Comfort with Microsoft Office; Entrata experience is a plus
- Ability to lift up to 75 lbs. regularly, with assistance for heavier loads
- Availability for evenings, weekends, and on-call rotation
