Maintenance Supervisor

It's 7:15 a.m. at Arlington Farms and you're already triaging the overnight service request list, confirming a vendor for a scheduled HVAC inspection, and mentally mapping your team's make-ready schedule before the office opens. That's the rhythm this role runs on.

What This Role Actually Involves

Denton Floyd Real Estate Group is hiring a Maintenance Supervisor for Arlington Farms, a residential community in Greenwood, Indiana. You'll oversee day-to-day physical operations of the property, directly supervising the maintenance, custodial, and grounds team. That includes hiring and training new technicians, scheduling in-house work alongside vendor coordination, managing supply inventory with Property Manager approval, and keeping make-readies moving on time.

Preventative maintenance scheduling is a core responsibility here. You won't just react to service requests; you'll build and follow a PM calendar that keeps deferred maintenance from compounding into capital problems. You're also the team's first line on OSHA compliance and safety enforcement, which means setting the tone on jobsite habits, not just filing paperwork when something goes wrong.

On the people side, this position carries real supervisory weight: performance appraisals, disciplinary recommendations, motivating the crew to hit goals, and keeping professional standards consistent across every team member who represents the property in front of residents.

Qualifications and Credentials

  • High school diploma or GED; relevant hands-on maintenance experience carries equal weight
  • HVAC certification strongly preferred
  • CAMT (Certified Apartment Maintenance Technician) credential recommended
  • Ability to read safety documents, maintenance manuals, and procedure guides
  • Comfortable with basic math: unit conversions, ratios, and the kind of calculations that show up in work order documentation
  • Physical stamina for constant on-feet work, regular ladder and stair use, and carrying loads up to 75 lbs. routinely
  • Availability for on-call rotation

Denton Floyd offers competitive pay with bonus eligibility on a monthly and quarterly basis, immediate access to employee benefits, and a 401(k) with a company match.

One thing worth noting for candidates thinking about trajectory: the Maintenance Supervisor seat is one of the clearest paths toward a Regional Maintenance Director or Director of Facilities role in multi-site property management. The skills you build here, specifically vendor relationship management, budget-aware purchasing, and team development, are exactly what operators look for when promoting into those positions. Technicians who can turn, manage a punch list, and fix things are valuable. Supervisors who can do all of that and build a team that does it consistently are rare.
