The Ackermann Group, a Midwest developer and operator with roots going back to 1938, is hiring a full-time Maintenance Supervisor for the Arbors at Turnberry in Pickerington, Ohio. This is a collaborative role that works directly alongside the Community Manager to keep day-to-day operations running smoothly across mechanical, structural, and grounds-related needs.

What the Work Actually Looks Like

A significant part of this role is pace management. Make-ready schedules, vacant unit readiness, and service request completion all tie directly to occupancy and revenue. You'll be expected to run a tight punch list process, keep the make-ready calendar on track, and make sure amenity spaces stay market-ready consistently, not just before an inspection.

On the technical side, this position calls for specialist-level troubleshooting across plumbing, electrical, HVAC, carpentry, appliance repair, and painting. Aquatherm system experience is a plus. You'll also carry budget responsibility for maintenance-related supplies and contractor services, which means negotiating rates, managing inventory, and making spending decisions that show up in the property's financials.

The supervisory layer includes running team meetings, participating in hiring, coordinating preventive maintenance schedules, and contributing to capex project planning and execution. On-call rotation for after-hours emergencies is part of the deal.

  • EPA Type I and II Certification required
  • CPO and CAMT certifications preferred
  • Minimum three years of maintenance experience, with supervisory background required
  • Familiarity with Microsoft Outlook and Office products
  • Valid driver's license with proof of insurance
  • High school diploma or equivalent
