The "Lead" designation means you're mentoring and directing a team, setting the standard on how work gets done and how residents get treated. That combination, technical execution plus team leadership, is what separates this from a senior tech position. You're expected to already know plumbing, electrical, carpentry, painting, and appliance repairs at a working level and to carry at least one year of supervisory experience. Prometheus prefers two or more years in that lead capacity.
What the Day Actually Looks Like
Mornings likely involve reviewing open work orders, triaging what the team handles in-house versus what needs a vendor, and checking the punch list on any units in turn. A good chunk of your week will shift depending on vacancy levels: when occupancy dips and turns pile up, the make-ready pipeline becomes your priority. When the property runs tight, resident service calls and preventive work move to the front. On-call rotation is part of this position, including weekends, so the role asks for real availability, not theoretical flexibility.
Compensation runs $38.00 to $39.25 per hour, with standby and on-call premium pay on top of that base. - High school diploma or GED required, plus a minimum of three maintenance-related certificates (BOMA, IREM, or vocational equivalents)
- Three to four years of apartment maintenance experience

- Working knowledge of Yardi or comparable work order platforms
- Ability to lift up to 50 lbs. and work in both indoor and outdoor conditions
- On-call and weekend availability required
