Maintenance Supervisor - Altura Apartments

Maintenance supervision at a lease-up property demands a specific skill set: the ability to manage make-ready schedules under pressure, troubleshoot across multiple trades without calling a contractor for every problem, and build vendor relationships before you actually need them. Altura Apartments is a brand-new 201-unit luxury community in Cincinnati, and Ackermann Group is hiring the Maintenance Supervisor who will set the operational tone from day one.

What This Role Actually Requires

The technical range here is real. Ackermann wants someone who can perform specialist-level work across plumbing, electrical, HVAC, appliance repair, carpentry, and painting. EPA Type I and II certification is required; CPO and CAMT are preferred. Aquatherm system experience is a plus and worth mentioning on your application if you have it. This is a hands-on supervisory role, which means you're not just delegating and reviewing punch lists. You're working alongside your team while also managing the budget, tracking parts inventory, and negotiating rates with local vendors.

Day-to-day, you'll coordinate the make-ready schedule to keep vacant units market-ready, oversee service request completion, and ensure all amenity spaces hold up to luxury-class standards. You'll also participate in capex planning and execution, coordinate preventive maintenance, and document everything in Ackermann's property management software. Admin fluency in Microsoft Office and Outlook is expected. After-hours emergency on-call rotation is part of the job. That's standard for this role at any community; plan accordingly.

Leading a Team at a New Community

Opening a new property as Maintenance Supervisor is genuinely different from stepping into an established one. There's no deferred maintenance backlog to sort through, but you're also building team habits, vendor lists, and preventive maintenance routines from scratch. The systems you put in place in the first year tend to stick. Ackermann wants someone who can participate in hiring, run productive team meetings, and hold standards without waiting to be told. Three or more years of maintenance experience with supervisory responsibility is the baseline.
