What This Role Actually Requires
You'll need at least three years of apartment maintenance or skilled trade experience covering HVAC, plumbing, or electrical work. EPA certification is required; CPO certification is strongly preferred and may be mandatory depending on state regulations. A valid driver's license is expected. Prior supervisory or lead technician experience isn't a soft preference here. You'll be managing schedules, delegating work orders, tracking inventory, and overseeing the make-ready cycle from punch list to move-in inspection on day one.
The day-to-day demands include:
- Leading and scheduling the maintenance team, with direct accountability for performance and follow-through
- Managing the quarterly preventative maintenance program across HVAC, plumbing, electrical, and building systems
- Overseeing unit turns and personally inspecting vacants before move-in to confirm cleanliness and functionality
- Supervising vendor partners on make-ready work and capital improvement projects, including bid management and execution oversight
- Maintaining grounds, common areas, and amenities to support curb appeal and community presentation
- Participating in the on-call emergency rotation and responding to after-hours service needs as scheduled
- Keeping all work aligned with OSHA safety standards and company policy

The standard schedule runs Monday through Friday, 8 AM to 5 PM, with on-call rotation for emergencies. Compensation includes an hourly base plus a monthly renewal bonus, quarterly performance bonuses, and quarterly resident satisfaction bonuses.
