Student housing maintenance runs on a compressed cycle that most multifamily operators never experience. Turns happen in a matter of weeks, not months, and the volume of work orders during move-in season can overwhelm a team that isn't organized and technically sharp. Redstone Residential, one of the largest third-party student housing managers in the country with more than 38,000 beds across 20 states, is hiring a Maintenance Supervisor for their Rexburg, Idaho community to keep that cycle running smoothly year-round.
The core of this position is twofold: keeping the physical asset in good condition and making sure residents feel that maintenance is responsive and competent. Curb appeal and grounds upkeep are daily responsibilities, not seasonal ones. You'll handle hands-on repairs alongside your team, oversee apartment turnovers, and make sure each unit is in top condition before a new resident takes the keys. When emergencies come up, you're expected to respond according to established procedures and keep the Community Manager informed of anything that needs escalation.
On the technical side, Redstone requires at least two years of HVAC experience along with a solid background in plumbing and electrical. That's a meaningful bar. They're not looking for someone who can change filters and reset breakers. They want someone who can diagnose problems, execute repairs correctly the first time, and catch issues before they become costly. Property management experience is a plus, but the trade skills carry more weight here.
The physical demands are real: shifts run 8 to 10 hours, and the role requires lifting up to 75 pounds. Plan accordingly.
If you're a strong tradesperson who hasn't yet worked in a supervisory capacity, this role develops something that's harder to teach than HVAC: the ability to manage resident expectations while managing a punch list. Student housing residents have high expectations and aren't shy about voicing them. Learning to deliver genuine customer service under that pressure, while coordinating turns and keeping a property presentable, is the kind of operational experience that carries directly into Maintenance Director or Regional Maintenance roles.
What separates strong candidates here is the combination of technical depth and communication skills. Redstone is a third-party operator with systems and standards that require clear reporting up the chain. A supervisor who can complete quality work and communicate clearly about what still needs attention is far more valuable than one who can only do one or the other.
Compensation ranges from $18.00 to $20.00 per hour depending on experience. Benefits include health, vision, and dental insurance, 15 days of PTO, 10 paid holidays, paid parental leave, a 401(k) with up to 6% employer match, short-term disability, and access to continued education and professional development programs.
