Maintenance Supervisor
CommonPlaceIt's 7 a.m. on a Monday. Two units need to turn by Friday, a vendor is arriving at nine to work on the HVAC system, and there are six open service requests from the weekend. Your job is to make sure all of it gets handled, in order, without cutting corners.
CommonPlace operates communities in Charlotte built around the idea that where you live shapes how you feel about home. The Maintenance Supervisor role sits at the center of that. You're running the maintenance operation day-to-day: scheduling your team, overseeing make-readies, managing vendor quality, and keeping the property safe and presentable. You're also the person who shows up for after-hours emergencies and makes the call when something unexpected needs immediate attention.
What the Job Covers
This is a supervisory role with a hands-on component. You'll manage a maintenance team, which means hiring, training, scheduling, and holding people accountable to CommonPlace's standards. You'll also work alongside them when the job requires it.
- Lead unit turns and make-ready coordination to keep units move-in ready on schedule
- Perform and oversee preventative maintenance across apartments, amenities, and grounds
- Manage vendor work on property, including quality control and compliance
- Handle inventory, supply orders, and tool maintenance
- Maintain OSHA compliance, safety policies, MSDS sheets, and replacement logs
- Assist with bidding and project planning as the Property Manager requests
- Execute lock changes following evictions or other situations requiring rekeying
- Participate in on-call rotation and respond to emergencies as needed
- Manage snow and ice removal to keep the property accessible and safe
What You Need to Bring
CommonPlace is looking for someone with 3 to 5 years of hands-on maintenance experience in property management, plus 1 to 3 years leading a team. You need working knowledge of plumbing, electrical systems, HVAC, appliances, and general construction. This is a physical role: you'll regularly lift and carry up to 50 lbs and work with hand tools, power tools, and motorized equipment.
Strong communication matters here. You're the link between the maintenance team and the Property Manager. When something unusual happens on the property, you need to flag it clearly and quickly. A valid driver's license and proof of auto liability insurance are required.
One thing that separates strong candidates from average ones in this role: the ability to manage turns efficiently under schedule pressure while keeping service request response times from slipping. Those two demands compete for the same team hours. Supervisors who can sequence the work and set realistic daily priorities tend to run tighter operations than those who react to whatever feels most urgent at the moment.
CommonPlace offers medical, dental, vision, and 401(k) benefits, along with paid vacation, sick time, and volunteer time. The company emphasizes internal growth for team members who perform and want to build a career in property management.
