Taylor Management Company is hiring for that role at a condominium property in Summit, New Jersey. A valid New Jersey Black Seal Boiler Operator License is required before you apply. That's non-negotiable here, and it narrows the candidate pool considerably.
What the Job Actually Covers
This is a full-scope building systems role with a supervisory layer on top. Day-to-day, you're overseeing HVAC, boilers, plumbing, electrical, fire protection, and life safety systems, coordinating both reactive repairs and a structured preventive maintenance program. You'll also manage and schedule the maintenance staff, which means you're accountable for their work quality, their training, and how they interact with residents.
Resident-facing communication matters here. Condo owners are not renters, and they'll let you know it. Responding to service requests and emergencies with professionalism and follow-through is part of the job as much as any mechanical skill. You'll maintain records, track compliance, and handle the administrative side with basic proficiency in Microsoft Office and whatever maintenance management technology the property uses.
On-call coverage is real. Nights, weekends, holidays when systems don't care about your schedule.
What You Need Coming In
- Valid New Jersey Black Seal Boiler Operator License
- At least five years of commercial or residential building maintenance experience
- Minimum three years in a supervisory capacity
- Working knowledge of HVAC, plumbing, electrical, and life safety systems
- Familiarity with OSHA standards and safe work practices
- Basic carpentry, drywall, and painting skills (useful for unit turns and punch list items)
- Valid driver's license with a clean record
- Ability to lift 50 pounds, work on ladders, and handle outdoor work in all weather
- High school diploma or equivalent; trade or technical school background preferred
