AIR Communities is hiring a Maintenance Manager for Farrington Midtown, a mid-rise apartment community in Atlanta's Midtown submarket. The compensation sits between $85,000 and $90,000 annually, with a 15% target bonus and quarterly customer service bonuses that can add up to $250 per month when resident satisfaction scores reflect it. An on-site apartment discount is also available for the right candidate.

What the Role Covers

This is a working leadership position. You'll oversee a maintenance team while staying involved in the day-to-day yourself. The scope includes apartment turns and make-readies, resident service requests, preventative maintenance scheduling, vendor coordination, and Environmental Health and Safety compliance. You'll also track capital needs and communicate them up to property leadership, and you'll manage your portion of the maintenance budget with an eye on both cost control and quality. AIR uses technology-forward maintenance systems, so comfort adapting to digital work order platforms matters here.

On-call responsibility is real in this role. Expect at least one week per month on rotation, plus occasional evenings and weekends based on community needs and seasonal demand. That's worth knowing upfront.
