This role covers three affordable communities in Fairfield: Sunset Creek, Sunset Pines, and Fair Haven. You'll report to the Community Manager and run maintenance operations across all three sites. That means leading a team, managing vendors, and keeping things moving day to day.
Your mornings often start with a quick scan of overnight work orders and a check-in with your crew before they split across the properties. You'll schedule and assign work, step in on complex repairs yourself, and follow up on vendor jobs to make sure the work actually got done right. Unit turns are a core part of the rhythm here. You'll oversee make-readies from move-out punch list through final inspection, making sure units are clean, functional, and ready on time.
Affordable housing brings its own compliance layer. You'll need working knowledge of REAC, TCAC, and MOR inspections. Fair Housing compliance is non-negotiable. MidPen's portfolio is professionally managed and mission-driven, so the bar on documentation and safety standards is real.
Multi-site maintenance leads succeed here when they build real working relationships with their crew, not just assign tickets. The difference between a good candidate and a strong one in this role is usually judgment: knowing when to fix it yourself, when to call a vendor, and when to escalate. Managing three communities means you'll constantly be triaging across sites, so organizational discipline matters as much as technical skill.
