Maintenance Supervisor

What You'll Actually Do

At Abbington West End in Henrico, you'll split your time between leading the service team and working alongside them. That means some days you're pulling a work order and diagnosing an HVAC issue yourself. Other days you're coordinating vendor schedules, walking a make-ready punch list, or reviewing turn status to keep occupancy on track. The Assistant Supervisor role at Weinstein sits right at the intersection of hands-on trade work and team accountability, and candidates who thrive here are genuinely comfortable in both modes.

The scope covers the full range: HVAC repair and diagnostics, electrical, plumbing, appliances, carpentry, drywall, pool maintenance, and exterior structural work. You'll supervise in-house staff and outside vendors, assign and track work orders through business software, and share on-call rotation with your teammates. A $150 weekly on-call bonus applies regardless of call volume, with an additional $150 for holidays.

Weinstein Properties owns and manages its portfolio in-house rather than operating under third-party management, which matters practically. Decisions move faster, capital repair approvals aren't filtered through a distant asset manager, and there's real continuity in how properties are maintained year over year. For a maintenance professional, that structure typically means less friction when you need to get something done right.

What You Bring

  • At least 4 years of trade experience across electrical, plumbing, HVAC, and general building systems
  • A minimum of 1 year in a lead, assistant supervisor, or supervisory role in apartment maintenance
  • EPA/CFC certification (Type I and II, or Universal) plus hands-on HVAC repair experience
  • Comfort using property management software to manage work orders, schedule turns, and order supplies
  • Valid driver's license, reliable transportation, and your own tools
  • Willingness to participate in shared on-call rotation

Compensation and Context

The role starts at $26 per hour depending on experience, with a $1,500 sign-on bonus (details covered during the interview), a quarterly performance bonus of up to $1,110, and a rent discount for those interested in living on-site or nearby. Benefits include paid holidays, birthday PTO, health, dental and vision coverage, an Employee Assistance Program, and a 401(k) with company match.

One thing worth noting for candidates considering this step: the Assistant Supervisor position is a natural bridge toward a full Maintenance Supervisor or Service Manager role. If your trade skills are sharp but your supervisory experience is still developing, this is the kind of role where you can build that credibility with a stable, vertically integrated owner-operator. Weinstein's in-house model means the growth path is real rather than theoretical.
