At Cortland Vesta in Birmingham, the Leasing and Sales Consultant position is the direct engine of occupancy and revenue. You own the sales pipeline: generating traffic, running tours, managing CRM records, tracking conversion metrics, and closing leases. Every percentage point of occupancy has a dollar value attached to it, and this role is where that number gets made.
Consultative selling is the core method here. That means uncovering what a prospect actually needs, matching the community's product to those needs, and building enough value that price objections shrink on their own. You'll handle objections in real time, adjust your approach based on where the market is moving, and follow up with the consistency that separates teams with strong traffic-to-lease ratios from those that bleed leads. CRM hygiene matters: accurate records, timely notes, pipeline stages that reflect reality, not optimism.
Beyond the lease-up side, this role includes resident engagement. You'll plan and execute community events, maintain a social media presence for the property, and build the kind of resident relationships that generate referrals and renewals. Retention is occupancy too.
