Leasing Manager
Redstone ResidentialStudent housing communities run on leasing cycles that leave little room for drift. When occupancy targets slip or renewal momentum stalls, everything else on the budget feels it. The Leasing Manager role at Redstone Residential exists right at that pressure point: close enough to the Community Manager to understand the full operational picture, and close enough to prospective and current residents to actually move the needle.
Redstone manages more than 38,000 beds across 20 states, making them one of the largest third-party student housing operators in the country. Their conventional multi-family portfolio is growing alongside their student housing business, so the people joining now will have real visibility into how a scaled, expanding organization operates. This position is based at the community level, compensated at $15 per hour, and classified as full-time, non-exempt.
What the Day-to-Day Actually Looks Like
A lot of this job is people work: touring prospects, fielding calls, responding to emails, and keeping the energy on the leasing floor focused and positive. You'll work inside Redstone's Entrata-based leasing workflow, support SEO and social marketing efforts through company-standard tools, and help the team hit weekly and monthly leasing goals through both new lease conversions and renewal campaigns. You'll also maintain resident ledgers to keep balances accurate, which means you're not purely front-of-house. There's real administrative responsibility woven into this role alongside the sales and relationship work.
The Community Manager sets the direction, but a good Leasing Manager keeps things moving when the manager is pulled into budget reviews or vendor conversations. That means you'll interact with residents, prospects, fellow leasing staff, and occasionally ownership-facing reports. The team dynamics here matter as much as individual performance.
Who Fits Well Here
- Strong customer service instincts, especially with residents who have complaints or questions about their ledger
- Comfortable in a high-traffic environment where priorities shift mid-morning and the phone doesn't stop
- Proficient with Microsoft Office, Gmail, Google Drive, and Dropbox
- High school diploma or GED required; some college experience is a plus
- A natural communicator who can keep a prospect engaged on a tour and write a clear follow-up email an hour later
One honest note about student housing specifically: lease-up seasons are intense. There are stretches where traffic spikes and the team runs hard for weeks. If you've worked in retail or hospitality during peak seasons, you already know the rhythm. It's manageable, but it's real. The teams that do well here tend to be genuinely collaborative rather than purely competitive with each other.
Redstone offers health, vision, and dental insurance, 15 days of PTO, 10 paid holidays, three paid service days, paid parental leave, and a 401(k) with up to 6% employer match. They also include a continued education program, which is worth noting for anyone who sees this as a step toward a Community Manager or regional role down the road. Leasing Manager experience at a company this size translates well when you're ready to make that move.
