Leasing Consultant

Student housing runs on a different clock than conventional multifamily. Leases turn together, renewals happen in waves, and the resident base cycles almost entirely each year. If you want to build leasing skills quickly, a student property compresses years of conventional experience into a single lease-up cycle. The Experience Team Member role at The Reserve at Mt. Plainant, Scion's property serving Central Michigan University, puts you at the center of that cycle.

Where the Skills Come From

This role draws on three skill sets simultaneously: sales, marketing, and property operations. On the sales side, you're conducting tours, fielding objections, and following up with prospective residents who are often making their first-ever housing decision. That's a specific kind of consultative selling that sharpens quickly because the feedback loop is short. On the marketing side, you're contributing to social media, identifying local outreach opportunities, and helping plan resident engagement events. These aren't isolated tasks. In student housing, community programming directly supports renewal rates and referral traffic, so you see the connection between effort and outcome in real time.

The administrative layer matters too. Package management, maintenance request coordination, office organization, and after-hours lockout coverage are the operational basics that every property depends on. Doing them well at this stage builds habits that carry forward into assistant manager and manager roles, where operational discipline is the difference between a clean T-12 and a messy one.

What the Day Actually Looks Like

During the academic year, the rhythm is prospect-heavy on weekends and operations-heavy during the week. Summer and Turn periods shift everything toward move-out coordination, make-ready oversight, and getting units back to market condition before the incoming class arrives. Turn at a student property is concentrated and demanding. You'll be expected to be available during those periods, along with holidays when leasing decisions often happen. The on-call rotation for after-hours coverage is part of the role and worth understanding before you apply.

What This Role Builds Toward

Scion operates a significant student housing portfolio, which means internal advancement is a realistic path. Experience Team Members who develop strong leasing metrics and operational habits typically move into assistant manager roles, where they take on delinquency tracking, leasing reporting, and direct involvement in budgeting conversations. The skills you build here, particularly reading prospect objections and turning them into actionable feedback for management, translate directly into the property management track at any operator, student or conventional.

Strong candidates bring genuine comfort with a diverse student population, flexibility when priorities shift mid-day, and enough self-direction to manage tasks without close supervision. Scion is specific about work authorization: all candidates must be eligible to work in the U.S., and visa sponsorship isn't available.
