Leasing in Daytona Beach with Waypoint Management Services

Leasing consultant roles at smaller, regionally focused management companies tend to carry more autonomy than their counterparts at large institutional operators. You're not just feeding leads into a corporate funnel. You own the traffic, the follow-up cadence, the file prep, and often the relationship well past move-in. Waypoint Management Services is hiring for exactly that kind of position at their Daytona Beach community.

What the Day Actually Looks Like

Most of your time will split between working inbound inquiries and keeping your pipeline warm. That means phone calls, emails, tours, and the follow-up touches that actually convert a maybe into a signed lease. You'll handle the full leasing cycle: qualifying applicants, preparing lease documents, calculating prorations, and getting files ready for manager approval. Keeping the leasing office and model units tour-ready is part of the job too. Nobody closes a lease in a messy office.

Beyond the desk work, you'll contribute to outreach and marketing efforts to generate referrals and new leads, which is where bilingual (English/Spanish) ability gives a real edge in this market. Renewals and waitlist management also fall within your scope, so occupancy is a shared responsibility, not just a number the manager watches.

Yardi and CRM familiarity will help you hit the ground running. Fair Housing knowledge isn't optional in practice, even when listed as "ideal." Weekend rotation is part of the schedule.

What Waypoint Is Offering

  • Monthly leasing and renewal bonuses, plus a leaser-of-the-month monetary reward
  • Competitive base wage
  • Employee housing discount program
  • Medical, dental, and vision coverage subsidized and effective on day one
  • 401k with company match
  • 120 hours PTO in year one, increasing with tenure, plus two floating days
  • Employee referral program, commuter benefits, and professional development training

Who Tends to Succeed Here

Two years of leasing, sales, or hospitality experience is the baseline. What actually separates strong candidates at this level isn't just closing rate. It's follow-up discipline. Prospects in a competitive market like Daytona Beach have options, and the consultants who convert consistently are the ones who treat their pipeline like a real list, not a wishlist. If you've worked in hospitality and understand urgency and guest experience, that translates well here.

This role is also a legitimate entry point into property management leadership. Leasing consultants who demonstrate solid NOI awareness, low delinquency habits from the front end (screening applicants properly), and genuine retention instincts tend to move into assistant manager roles within a couple of years. The skills you build here, specifically lease administration, traffic conversion, and resident relations, carry into virtually every other role in multifamily operations.
