Leasing Consultant

Kimball Court has a straightforward need: someone who can greet a prospect, show an apartment with genuine enthusiasm, close the lease, and make the move-in feel like the beginning of something good rather than a bureaucratic slog. John M. Corcoran and Company has been doing this since 1951, and the institutional knowledge runs deep. New hires tend to pick things up faster here because there are people around who've actually seen the cycles.

The schedule runs Tuesday through Saturday (with a mid-week late shift on Wednesdays to catch the after-work traffic), so if you value your Sundays and Mondays, the calendar works in your favor. The day-to-day is what you'd expect from a leasing role: touring prospects, walking through pricing and lease terms, processing applications, building out lease packages, and shepherding residents through move-in. There's also a marketing component. JMC wants someone who'll take the social media and online advertising side seriously, not just treat it as an afterthought between tours.

Resident communication doesn't stop at signing. You'll stay in touch throughout the lease term, which matters more than it sounds. Residents who feel heard renew. Renewals protect occupancy. Occupancy protects NOI. Everything connects.

Property inspections for curb appeal are part of the job too. It's one of those tasks that gets dismissed until a prospect pulls into a parking lot and gets a bad first impression before they've even met you.

What JMC is looking for

  • High school diploma or equivalent
  • Strong written and verbal communication skills
  • Solid computer skills and comfort with online platforms
  • Organized, with real time management discipline (not just the claim)
  • Genuinely positive energy that holds up on a slow Tuesday afternoon

The candidates who tend to stand out in leasing roles like this aren't the ones with the longest resumes. They're the ones who follow up when they said they would, who remember details about a prospect's situation from a week ago, and who treat the 4:45 PM walk-in the same way they treat the 10 AM scheduled appointment. Consistency is the differentiator.

Pay ranges from $23 to $27.50 per hour depending on experience, with a $2,500 sign-on bonus. Benefits include medical, dental, vision, and life insurance, paid time off and holidays, and a 401(k) with a company match. For someone earlier in their property management career, this kind of role builds a foundation. Leasing consultants who develop strong closing habits and resident relations skills have a clear path toward assistant manager and eventually property manager roles. The fundamentals you'd learn here transfer directly.
