Waypoint Management Services is hiring a Leasing Consultant for their community in St. Augustine, FL. This is a front-line sales and service role, and it carries real weight. Traffic converts to leases, leases drive occupancy, and occupancy drives NOI. The person sitting across from a prospect during a tour is the one who makes or breaks that outcome.

What the Role Covers

Day-to-day, you're owning the full leasing cycle: fielding inquiries by phone and email, scheduling and conducting tours, overcoming objections, and closing. You'll prep and process applications, handle prorations and rent calculations at move-in, and keep lease files organized and audit-ready. Renewals are part of your scope too, not just new leases. Waypoint also expects you to contribute to outreach and referral efforts to keep traffic coming in, not just work the leads that land in your lap.

The model unit and leasing office are your responsibility to keep tour-ready. That's a small thing that matters a lot. First impressions close leases or kill them.

  • Conduct tours, follow-ups, and prospect communication across all channels
  • Qualify applicants and prepare files for manager review and approval
  • Manage lease preparation, move-in paperwork, and financial communications
  • Maintain accurate records in the property management system (Yardi experience is a plus)
  • Support occupancy goals through new leases, renewals, and waitlist management
  • Apply Fair Housing regulations and company leasing policies consistently
  • Weekend rotation required

What Waypoint Is Looking For

Two years of leasing, sales, or hospitality experience is preferred. More important than the resume line is whether you can read a prospect, adjust your pitch, and close without being pushy about it. Bilingual English/Spanish is preferred given the regional market, and it's genuinely useful in St. Augustine, not just a checkbox. A valid driver's license is required.

Fair Housing knowledge matters here. If you don't have formal training, be ready to get it quickly.
