Student housing operates on a cycle that most multifamily properties don't. Leasing isn't a steady drip of traffic throughout the year. It concentrates. Renewal campaigns, new lease-up pushes, and Turn all hit in compressed windows. The Experience Team Member (ETM) role at Scion's Corpus Christi community is built around someone who can shift gears fast, keep conversion conversations moving, and still deliver a polished tour when the leasing office is at its busiest.

The core skill set here is a blend of sales instinct and genuine people orientation. You'll conduct community and amenity tours, track objections from prospective residents, and feed that feedback back to management so the team can adjust messaging and close more leases. That loop, from customer conversation to actionable insight, is where a sharp ETM adds real value. You'll also support social media engagement and local marketing, meaning comfort with digital communication is just as relevant as face-to-face interaction.

What the Day-to-Day Actually Looks Like

On a normal shift, you're handling a mix of leasing activity, package retrieval and logging, light office and common area upkeep, and maintenance request coordination. After-hours on-call rotation is part of the schedule, including lockout assistance, so availability matters. Holidays and summer are high-demand periods here, not slow ones. Turn is the most operationally intense stretch of the student housing calendar: units turning over in a compressed window, new residents arriving, and service expectations peaking all at once. Being available and dependable during Turn isn't optional.

What separates a strong ETM from an average one is the ability to stay customer-focused when things are moving fast. Handling a package question, a tour request, and a maintenance follow-up in the same hour without dropping the service quality on any of them is a real skill. Students and their parents are both your customers, and those conversations often require different registers.
