Leasing Consultant

A prospective resident texts at 9 p.m. asking about availability for next fall. You've already handled two package retrievals, a maintenance follow-up, and a tour that afternoon. That's the rhythm of this role.

The Position

Scion calls this role an Experience Team Member, and the title actually fits. At Varsity House Gainesville, you're not just filling units. You're managing the full customer relationship from first inquiry through move-in and beyond. Student housing has its own leasing cycle: traffic spikes around housing commitment deadlines, and the summer Turn period is its own category of intensity. This position sits at the center of all of it.

Day-to-day, you'll conduct community and amenity tours, handle resident communications across multiple platforms, support social media engagement, and assist with planning and executing resident experience events. On the administrative side, you'll manage package logging and retrieval, maintain office and common area cleanliness, coordinate maintenance request follow-ups, and cover after-hours lockout calls on a rotating basis. When sales objections come up during tours, you document them and bring that feedback to the management team so the leasing strategy can adjust accordingly.

Student housing leasing is distinct from conventional multifamily. The customer is often the student and the parent simultaneously, each with different concerns and different communication styles. The decision timeline is compressed, and by-the-bed leasing means you're sometimes selling individual rooms within a unit rather than whole apartments. Strong candidates understand that closing a lease here often means building trust with two people at once.

What Scion Needs from You

  • A customer-first approach with strong interpersonal skills across a diverse population
  • Reliability and self-discipline, especially during high-volume leasing periods
  • Flexibility to work daytime business hours plus an after-hours on-call rotation
  • Availability during summer, holidays, and Turn periods when demand on this role is highest
  • Comfort in a fast-moving environment where priorities shift quickly

Work authorization required. Visa sponsorship is not available for this role.

For candidates looking to build a career in property management, the ETM role at a student housing property is one of the better starting points available. You develop leasing fundamentals, resident relations experience, and operational awareness all at once. Those skills translate directly into leasing manager or assistant manager roles at student, conventional, or mixed-income communities.
