Leasing Consultant

Leasing at a 1,600-unit property is a different animal than working a 200-unit garden-style. The sheer volume of traffic, the pace of follow-up, and the number of moving pieces on any given day demand someone who can stay organized without losing the personal touch that actually closes leases. At Legacy North in Plano, TX, LivCor is hiring a Leasing Consultant who can handle that scale.

The Skills This Role Lives On

The core of this position is sales, but not the aggressive kind. It's relationship-based qualifying and closing: reading a prospect quickly, understanding what they actually need, and connecting those needs to what the community offers. Rapport building isn't a soft skill here, it's the mechanism. You'll work every stage of the leasing funnel, from the first phone call or web inquiry through application processing, approval, and move-in coordination. That means your organizational skills matter just as much as your personality at the front desk.

You'll also need to be comfortable with the paperwork side: processing lease files accurately, calculating prorated rents, preparing delinquency correspondence, and logging everything properly. The administrative work isn't glamorous, but errors there create real problems downstream. Attention to detail and speed in equal measure is what keeps this role running.

Day-to-Day Responsibilities

  • Handle inbound inquiries by phone, email, and walk-in; follow up with every prospect within 24 hours by phone and 48 hours in writing
  • Tour prospects through the property, including vacant units and amenity areas, and maintain a minimum 20% conversion ratio on total traffic
  • Qualify applicants, collect required data, initiate background screening, and communicate status throughout the process
  • Coordinate move-in readiness with the team; confirm punch list items are complete before keys change hands
  • Perform daily property walks to confirm common areas, models, and vacants meet presentation standards
  • Complete lease files, set up new resident accounts, and handle office administrative tasks including key tracking and package management
  • Monitor competitive properties and bring market intelligence back to the team
  • Support light bookkeeping functions including monthly rent calculations and delinquency letters

What Separates Strong Candidates Here

A 1,600-unit community generates a lot of traffic. The consultants who thrive at this scale aren't just friendly; they're disciplined about follow-up and systematic about their pipeline. Hitting a 20% conversion ratio consistently requires knowing where every prospect stands and acting on that knowledge every day. Social media marketing experience is a plus here too, since lease-up efforts at a property this size often extend beyond traditional walk-in traffic.

Multifamily experience is preferred, and a valid driver's license is required. The role involves operating a golf cart with prospects on board and physically inspecting the entire property daily, including stairs and outdoor areas in a Texas climate. Worth knowing before you apply.

Pay runs $18.00 to $20.00 per hour plus commission. Benefits include company-paid dental and vision, 401k with employer match, an associate apartment discount, and an educational assistance program covering tuition and certifications. For someone looking to grow into an assistant manager role, leasing positions at large communities like this one build the volume of experience that accelerates that path considerably.
