What You'll Actually Do

At Wyndchase Aspen Grove, the Leasing Consultant role is squarely about converting traffic into signed leases. Berkshire holds consultants to a 20% closing ratio minimum, which means you're not just greeting prospects and handing out floor plans. You're tracking your own numbers, understanding where leads fall off, and adjusting your pitch accordingly. Every tour route and model unit is your responsibility to present in top condition. If something's off on the punch-out or the showcase looks tired, that's on you to flag and fix before the next showing.

Day to day, you're the first and most consistent human touchpoint for both prospects and current residents. That means professional written and verbal communication, a leasing office that feels welcoming rather than transactional, and enough market awareness to speak credibly about why Wyndchase competes well against comparable properties in the area. You'll feed ideas up to the Property Manager on marketing and resident satisfaction, so there's real input expected here, not just task execution.

Berkshire owns and manages its own assets, which means the performance metrics at the property level matter directly to the company's investment returns. Occupancy, traffic conversion, and delinquency aren't abstract corporate KPIs at a company like this. They show up in real decisions about staffing, concessions, and capital allocation. You're closer to that picture than most leasing roles at third-party management shops.

What You Bring

  • At least two years of customer-facing experience, ideally in a role where closing or converting was part of how your performance was measured
  • Comfort adapting to leasing software and other property tech platforms
  • Strong written communication skills, including professional resident correspondence
  • A genuine interest in people and enough energy to sustain that through a full Saturday of tours
  • Attention to detail on administrative tasks, lease files, and follow-up documentation

Leasing Consultant is a natural entry point into property management. Consultants who hit their closing ratios consistently, build strong resident relationships, and show operational awareness tend to move into Assistant Manager roles, where the focus shifts toward collections, delinquency management, and T-12 reporting.
