Student housing runs on a different clock than conventional multifamily. Leasing isn't spread across twelve months of steady traffic. It compresses, it surges, and then Turn arrives and everything happens at once. The Experience Team Member role at Ion at the Ballpark exists because Scion understands that in student living, the leasing relationship doesn't end at the signed lease. It continues through move-in, through the academic year, and right up to renewal season.
This is a full-cycle customer-facing position, not a pure leasing role. You'll conduct community and amenity tours, field prospect and resident inquiries, and assist with social media and local marketing outreach. On the administrative side, expect package logging, office and amenity upkeep, maintenance request coordination, and after-hours lockout coverage on rotation. The job description notes the responsibilities aren't exhaustive, which in student housing means you should assume the list will expand during peak periods.
Availability during summer and Turn is a real requirement here, not a formality. Turn at a student property is controlled chaos at best. If you haven't worked one before, it's worth knowing what you're signing up for: compressed timelines, high unit volume, and residents moving in and out on the same weekend.
The candidates who do well in this kind of role tend to be organized enough to manage admin tasks without losing their energy on the floor. Student residents notice when the person giving them a tour is distracted or going through the motions. The ones who build real rapport, who actually know the neighborhood and can speak to the Birmingham market around the Ballpark District, tend to drive better close rates and better renewal conversations.
Scion offers health, dental, and vision coverage, 401k matching, paid time off, paid parental and maternal leave, learning reimbursement, and a discretionary annual bonus. This is a non-exempt hourly position. Work authorization is required. Visa sponsorship is not available.
