Leasing Consultant

Leasing is where most successful property management careers begin, and for good reason. The skills you build here, reading prospects, managing objections, understanding what drives a lease decision, compound directly into roles like Leasing Manager, Assistant Property Manager, and eventually Property Manager. Waypoint Management Services is hiring a Leasing Consultant for their Palm Bay, FL community, and the structure of this role is set up to accelerate that trajectory.

The day-to-day centers on converting traffic into leases. You'll handle inbound inquiries across phone, email, and walk-ins, conduct community tours, and guide prospects through the full leasing process: qualification, application review, lease prep, proration calculations, and move-in coordination. That last part matters more than most postings acknowledge. Understanding how rent calculations and prorations work gives you a financial fluency that separates consultants who stay at the front desk from those who move into operations.

What the Role Actually Requires

Beyond the standard sales energy, this position asks you to manage the leasing office as a functioning operation. Records stay current, prospect traffic gets logged, lease files get organized for manager approval, and the model unit stays tour-ready. Waitlist management and renewal outreach are also part of the mix, which means you're not just chasing new leases. You're helping protect occupancy from both ends. Familiarity with Yardi is a plus, and bilingual ability in English and Spanish is preferred, which reflects the Palm Bay market's demographics and gives Spanish-speaking prospects a meaningfully better experience.

Fair Housing compliance isn't a checkbox here. You'll be expected to apply it fluently across every interaction, from how you describe availability to how you document application decisions. Candidates who already understand why Fair Housing rules exist, not just what they say, will move faster in this environment.

Compensation and Benefits

  • Competitive base wage with monthly leasing and renewal bonuses
  • Leaser of the Month monetary reward
  • Employee Housing Discount Program
  • 120 hours PTO in year one, with progressive increases
  • Two floating days annually
  • Medical, dental, and vision coverage subsidized and active on day one
  • 401(k) with company match
  • Commuter benefits, employee referral program, and professional development training

Weekend rotation is part of the schedule. That's standard for leasing roles, and it's worth naming honestly. Leasing volume on weekends tends to be high, and if you're newer to the field, those shifts often produce the most reps in the shortest time. Two years of leasing, sales, or hospitality experience is preferred. A valid driver's license is required.

What separates strong candidates here isn't just closing ability. It's follow-through. Prospects who don't hear back within a few hours often lease elsewhere. Consultants who build a reliable follow-up rhythm and treat every inquiry as a relationship rather than a transaction tend to post the best conversion numbers and the strongest renewal rates when they eventually move into broader leasing or management responsibilities.
