Leasing Consultant

Student housing leasing runs on relationship skills, and this role at The Grove at Pullman leans on them heavily. The Experience Team Member position blends frontline sales, community marketing, and day-to-day property administration into a single role that requires someone equally comfortable giving a polished amenity tour and troubleshooting a work order follow-up before noon.

Skills This Role Works Hard

Sales instinct matters here, but it shows up differently than in conventional multifamily leasing. At a student housing community, you're often talking with prospective residents and their parents in the same conversation, which means you need to read the room quickly and adjust your pitch accordingly. Interpersonal range is the core skill. Beyond touring and closing, you'll contribute to social media efforts, help plan resident engagement events, and relay feedback on objections and leasing barriers to the management team. That last piece is more valuable than it sounds: good ETMs become a reliable signal to the team about what's actually happening at the prospect and resident level.

Administrative accuracy matters too. Package handling, office organization, maintenance scheduling and follow-up, and after-hours lockout coverage all fall within this role. These tasks aren't incidental; they're the daily contact points that shape how residents feel about the property between lease renewals.

What the Role Actually Looks Like at Pullman

Washington State University drives the rhythm of Pullman's rental market. Occupancy pressure is real and predictable: traffic spikes around spring leasing season, and turn is intense because move-out and move-in happen in a compressed window before fall semester. An ETM who can stay organized and keep energy up through turn is genuinely useful to the operation. The base pay range for this position runs from $17.13 to $20.00 per hour, with bonus and benefits added on top.

Scion operates specifically in student living, so the institutional knowledge here is relevant. The company's focus on the collegiate segment means the tools, training, and expectations are built around student lease cycles, not conventional multifamily assumptions.

What Separates Strong Candidates

  • Comfort with after-hours on-call rotation, including lockout assistance, without letting it affect daytime performance
  • Availability through summer and turn periods, which are the highest-demand stretches for student housing operations
  • Genuine ease with a diverse resident population, including international students common at a research university like WSU
  • A self-starting approach to local marketing, since ETMs are expected to surface opportunities, not just execute them

This role sits at the intersection of leasing and resident experience in a market where word-of-mouth among students moves fast. The skills built here, including consultative sales, community event execution, and cross-functional communication, carry well into leasing manager or assistant manager roles in student or conventional multifamily housing. Candidates must be eligible to work in the United States; visa sponsorship is not available.
