Hawthorne Residential Partners runs one of the larger multifamily portfolios in the Southeast, and this opening sits at Evolve Waterford in Leland, NC. The role carries the internal title of Leasing and Live It Specialist, which is the company's way of saying the leasing consultant here does more than process applications. You're the first person a prospect meets, the one who follows up when they go quiet, and the face residents see at community events.

The core work is what you'd expect from a leasing role: touring apartments, converting traffic into signed leases, handling phone and email inquiries, completing move-in paperwork accurately, and keeping an eye on renewal goals alongside occupancy numbers. There's also a community side to it. Hawthorne puts real weight on resident events and engagement, so coordinating those activities is part of the job, not an afterthought.

The schedule runs Monday through Friday, 9 to 6, and Saturdays 10 to 4. You get one weekday off to keep it at 40 hours. Evening or weekend availability can come up for resident events. That's worth knowing before you apply, not after.

What the role rewards

Compensation is hourly plus monthly leasing and renewal commissions, and there are additional leasing incentive programs on top of that. For someone who closes well and builds genuine rapport with prospects, the commission side adds up. For someone who struggles to follow up consistently or loses interest after the tour, it won't.

Hawthorne has a formal career path program, and leasing consultant to assistant community manager is a real and common progression here. That next step means taking on more of the operational side, including delinquency tracking, vendor coordination, and supporting the community manager on financial reporting. If that direction appeals to you, starting in leasing is a solid entry point.

One honest note on this role: leasing is a sales job with a service wrapper. The people who do well aren't just friendly. They follow up when prospects go cold, they handle objections without getting defensive, and they stay organized through the paperwork side of move-ins even when traffic gets heavy. Customer service experience transfers well here. Prior apartment leasing is a plus, but the posting is open to candidates without it.
