This job runs on technical range and ownership. You're not a specialist who handles one trade. You diagnose and fix plumbing, electrical, appliances, and carpentry across a residential apartment community in Cupertino. You manage work orders through Yardi, coordinate outside vendors, and keep an eye on maintenance budgets. The "lead" part means you're also coaching the techs around you, not just working alongside them.

Strong candidates here aren't just skilled with tools. They're organized. They track what's open, what's overdue, and what's going to cost money if it waits. What the Work Actually Looks Like

Day to day, you're moving between unit turns, service requests, and whatever came up overnight. Turns require you to complete all phases of make-ready work, from punch list items to final inspection. You're not just doing the work yourself. You're checking that it gets done right across the team and that the unit hits move-in condition on schedule.

Outside of turns, you're troubleshooting mechanical systems, handling minor and major repairs, and flagging anything that needs a licensed contractor. You'll also carry on-call responsibility and weekend availability. That's a real part of this job, not a footnote.

• 3 to 4 years of apartment maintenance experience required
• Competency in plumbing, electrical, painting, carpentry, and appliance repair
• At least one year of supervisory experience (two or more preferred)
• Minimum three certificates from BOMA, IREM, or vocational programs
• Yardi proficiency or ability to learn it quickly
• Able to lift up to 50 lbs. and perform physical work indoors and outdoors
• High school diploma or GED required
