What This Role Actually Requires

The Lead Maintenance Technician here functions as the de facto maintenance supervisor for the community. You're not just fixing things; you're running the service operation. That means scheduling your team's daily, weekly, and monthly workloads, coordinating with outside contractors, tracking service requests through property management software, and keeping the shop organized and stocked. Turn-key operations are a core part of the job: making sure vacant units are move-in ready on schedule, working closely with the office staff and Business Manager so show units stay sharp and lease-up momentum doesn't stall because of a slow make-ready.

You'll also own the property's preventative maintenance calendar, covering HVAC systems, irrigation, pools, appliances, and building exteriors. Monthly, quarterly, and annual inspections are yours to manage and document. On the compliance side, you're expected to keep operations aligned with applicable state, federal, and local regulations, which in a coastal Georgia market means staying attentive to moisture, humidity-related issues, and the wear patterns that come with that climate.

The schedule is full-time Monday through Friday, roughly 9 to 5, with on-call availability expected. EPA/HVAC certification is required coming in, along with at least three years of residential or apartment maintenance experience, ideally with some supervisory exposure.

Starting pay is $56,160 annually, with monthly and quarterly bonus eligibility.
