Maintenance Supervisor

Sedona Ranch is a conventional apartment community in Odessa, TX, and Olympus Property is hiring a Lead Maintenance Technician to run its day-to-day maintenance operation. This is essentially a working supervisor role. You're turning units, scheduling the team, pulling service requests, coordinating vendors, and getting your hands dirty on HVAC, plumbing, electrical, and appliance calls when the situation calls for it.

What You'll Actually Do

The job covers a lot of ground. On any given week you might be reviewing the make-ready schedule to confirm vacant units will hit move-in ready status on time, walking the grounds and common areas for a punch list inspection, placing parts orders to keep the shop stocked, and meeting with an outside contractor about a structural repair. You'll also hire and develop the service team under you, which means the quality of your people directly reflects your leadership. The office staff and property manager will lean on you to keep show units presentable and turns moving without delays.

On-call rotation is part of this role. That's worth stating plainly. After-hours emergencies happen at apartment communities, and as the lead, you're the escalation point when something goes sideways at 10 PM.

  • EPA/HVAC certification required
  • Minimum 3 years in apartment maintenance, with supervisory experience preferred
  • Working knowledge of HVAC, plumbing, electrical systems, appliance repair, and carpentry
  • Comfortable using property management software to track work orders, inventory, and inspections
  • Organized enough to manage a team's daily, weekly, and monthly workloads without constant direction from above
