Maintenance Supervisor

Three years of hands-on residential maintenance experience, EPA/HVAC certification, and the organizational discipline to keep a team on schedule. Those are the core skills this role runs on. If you've got all three and you're comfortable owning the maintenance operation at a multifamily community, this is worth a closer look.

What This Role Actually Requires

The Lead Maintenance Technician at Avion in Bozeman is effectively a working supervisor. You're not just fixing things. You're scheduling your team's daily workloads, managing turns, coordinating contractors, and keeping inventory stocked and organized. You'll run regular property inspections, track service requests through software, and handle preventative maintenance across HVAC systems, irrigation, appliances, pools, and building structures. The job is Monday through Friday, 9 to 5, with on-call rotation. Full-time, not seasonal.

You'll work closely with the Business Manager and leasing office to make sure make-ready units are show-ready and vacant homes are genuinely move-in ready. That coordination piece matters more than people expect. A unit that's technically fixed but not punch-listed properly creates friction with the leasing side fast.

You're also responsible for hiring and developing the service team beneath you, which means you need some comfort with people management, not just wrenches. Compliance with state, federal, and local regulations is part of the job too. That's not a footnote.

Skills This Role Sharpens

The supervisory layer here is real. Technicians who step into lead roles often underestimate how much of the job shifts from doing to planning and directing. Scheduling forecasted workloads, managing contractor relationships, and keeping the shop organized while also staying current on service requests builds a skill set that transfers directly into Maintenance Director or Service Manager roles. Bozeman's growth as a market means multifamily here isn't slowing down, and experienced leads who know how to run a tight operation are genuinely hard to find in mountain-west markets.

What Olympus Brings to the Role

Olympus Property has earned recognition as a top employer from the National Apartment Association three consecutive years. That's not nothing. Their benefits package is comprehensive: medical, dental, and vision coverage, 401(k) with employer matching, tuition reimbursement, an apartment rental allowance, sabbatical, and both short and long-term disability coverage. The pay range comes in at $30 to $35 per hour depending on experience and location, with monthly and quarterly bonuses available.

Strong candidates here will be the ones who already think in systems. They track work orders without being reminded. They know when to call a contractor and when to handle it in-house. They leave the shop cleaner than they found it. That's the profile that tends to succeed in a lead role at a company that's clearly paying attention to culture and accountability.
