What You'll Actually Do

The core of this role is keeping a residential community running at a high standard across every system: HVAC, plumbing, electrical, appliances, pool equipment, irrigation, and building exteriors. You'll schedule and lead the maintenance team's daily, weekly, and monthly workloads, manage vendor relationships with outside contractors, and keep the shop stocked, organized, and inspection-ready. Make-ready operations fall under your oversight, and you'll work directly with the property's Business Manager to ensure vacant units are show-ready before move-in. Monthly, quarterly, and annual property inspections are part of the rhythm, and you'll track service requests, inventory, and completed work through property management software.

You'll also carry a hiring and development responsibility. Building your service team, training them, and setting the standard for how maintenance work gets done here is part of the job description, and Olympus takes that seriously.

What You Bring

  • At least three years of residential or apartment maintenance experience, with some time in a supervisory or lead capacity
  • EPA/HVAC certification (required)
  • Comfort managing both the hands-on technical work and the scheduling and coordination side of operations
  • Availability Monday through Friday, 9 AM to 5 PM, with on-call rotation
  • Experience working with software systems for tracking work orders and inventory
