Lead Maintenance Technician

$26 - $29 USD hourly
Maintenance Supervisor

Luxury apartment maintenance is a different animal from conventional Class B/C work. Residents paying premium rents expect premium responsiveness, and when something breaks, they notice fast. The Lead Maintenance Technician at Comstock's Rockville community sits at the center of that expectation: technically skilled enough to handle complex repairs, and people-smart enough to represent the property well every single time.

What This Role Actually Looks Like Day to Day

Your morning might start with a punch list from overnight calls, a scheduled PM on HVAC equipment, and a make-ready unit that needs to be turned before a new resident arrives Friday. By afternoon, you're troubleshooting an electrical issue in a common area, coordinating with a vendor on a plumbing repair, and doing a quick walk of the grounds to keep the exterior looking sharp. The variety is real, and so is the pace.

Comstock is looking for someone with at least a year of hands-on maintenance experience and working knowledge of HVAC, electrical, and plumbing systems. CFC Universal Certification is preferred, and Class A property experience will help you hit the ground running. Yardi and building automation systems experience are a plus, not a hard requirement, but they matter at a property like this. You'll also need a valid driver's license and the ability to reach the property within 45 minutes during on-call emergencies.

The on-call rotation is worth naming directly: this role includes after-hours and weekend availability. That's a real commitment, and the right candidate knows that going in rather than being surprised by it later.

The Human Side of the Job

Technical skills get you the interview. How you interact with residents, coworkers, and ownership determines how far you go. Comstock specifically calls out the ability to build rapport with a diverse group of people and communicate clearly under pressure. That means when a resident is frustrated at 7pm about a leaking sink, your tone and follow-through matter as much as your wrench work.

What separates strong candidates from average ones in this role is accountability without being asked. The best lead techs don't wait to be told a unit needs attention or a piece of equipment is overdue for PM. They track it, flag it, and own the outcome.
