Maintenance Supervisor

This role runs on a specific combination of technical range and organizational discipline. At 3300 Tamarac in Denver, MG Properties needs a Lead Maintenance Technician who can diagnose a plumbing issue in the morning, oversee a make-ready punch list in the afternoon, and handle an emergency call that evening. The technical work covers all trades: plumbing, electrical, HVAC, appliance repair, and painting. The leadership work means you're also directing and developing the technicians around you, not just completing your own tickets.

Where Your Skills Get Used Every Day

Service request volume is constant. You'll manage a system for receiving and completing resident requests, with a target of 24-hour turnaround where possible. You'll inspect technicians' work, keep make-ready units on schedule, and maintain accurate records across preventive maintenance, work-in-progress, and expenditures. You own the make-ready process here, which means units turn on time or you figure out why they didn't.

Preventive maintenance is a major part of the job. You'll run regular equipment checks, keep SDS sheets current, conduct safety meetings with the full staff, and stay current on EPA and OSHA standards covering refrigerants, solvents, and other regulated materials. HVAC Universal certification is preferred, and CPO certification matters here given Denver's pool season and state requirements.

You'll also coordinate on-call coverage alongside the property manager to keep emergency maintenance available around the clock. That means you need to schedule well, not just fix things well.

What Strong Candidates Bring

  • At least two years of apartment maintenance experience, preferably on a property of 200 units or more
  • Hands-on competency across plumbing, electrical, HVAC, and general repairs
  • HVAC Universal certification (preferred) and CPO certification
  • Valid driver's license with current liability insurance
  • Ability to lift 50 pounds and work both indoors and outdoors regularly
  • Experience managing parts inventory to minimize downtime and avoid unnecessary vendor calls
  • Availability for on-call rotation
