The Investment and Asset Management Associate - On Site at the Corporate Office, San Diego, CA

What We Are Looking For:

The Investments and Asset Management Associate will work directly under the Executive Vice President and will focus on oversight of a combination of asset management (30%) and analytical oversight (70%). The purpose of the role is to contribute to the financial performance, operational excellence, and strategic direction of the portfolio of assets overseen by the Asset Management department. The Associate will support the collection, preparation, and analysis of data used in asset and investment management across the portfolio.

The Investments and Asset Management Associate  position works out of our San Diego Corporate Office five days a week. This is a Full-Time Position | Salary Range: $105,000 - $120,000

Key Responsibilities:

Financial Analysis

  • Develop and mentor analysts through structured guidance, collaboration, and knowledge sharing within the asset and investment management teams.
  • Complete financial analyses, including refinance, sale, and cash flow scenarios, to support portfolio-level decision-making.
  • Calculate liquidating distributions, make recommendations for establishing liquidating trusts, and oversee entity dissolutions.
  • Update entity valuations and waterfalls at the beginning of each year and complete LP/GP schedules for investors.
  • Create waterfalls for newly acquired entities in conjunction with the annual valuation cycle.
  • Work in conjunction with investor relations and consulting firms to facilitate annual tax and audit work including preferred return shortfalls, beneficiary tax information statements, and tax projections.
  • Review and approve Fund capital call calculations and rebalancing for accuracy.
  • Assist in the preparation of quarterly investment management fee calculations for the Funds and maintain Fund level cash forecasts.
  • Prepare development syndication proformas, financial projections, and offering memorandums for new development projects under specified timelines.
  • Maintain investment track record calculations for new Fund offerings.
  • Assist and guide peers in completing CAM reconciliations and lease analyses for retail tenants.
  • Provide recommendations for properties that may require a reevaluation of the CAM rate.
  • Continually demonstrate an understanding of property operations, market metrics, and noteworthy situations impacting property performance on a specified portfolio.
  • Analyze portfolio performance data to identify trends, optimize profitability, and enhance asset valuations.
  • Identify strategic opportunities or initiatives to improve portfolio performance

    Asset Management for Select Multifamily Communities

    • Maximize cash flow and property values by managing income, expenses, and long-term asset strategy within the framework of each investment objective.
    • Proactively oversee the repositioning of value-add projects, collaborating with the Property Services and Development teams to effectively track and manage capital and renovation projects.
    • Partner with Property Management to develop annual business plans, operating budgets, and strategic recommendations that maximize property value and achieve investment objectives.
    • Review and analyze each property’s weekly, monthly, and quarterly financial and operational performance against budget and pro forma.
    • Provide analysis of significant variances and actionable recommendations to senior management.
    • Select and monitor key performance indicators (KPIs) that define investor returns and key asset controls.
    • Ensure KPIs remain aligned with investor goals and overall investment strategy.
    • Conduct regular on-site visits, collaborating with Property Managers, Development, and Property Services teams, and review competitive projects to assess market positioning.
    • Review contracts, including purchase and sale agreements, financing documents, third-party vendor contracts, and partnership agreements.
    • Calculate and recommend quarterly and annual investor distributions for each asset.
    • Participate in the decision-making process related to asset sales, holds, and refinancings.
    • Assist in reviewing broker opinions of value and monitor property operations during sale or refinancing activities.
    • Collaborate with leadership, peers, lenders, and third-party professionals to guide major post-acquisition transactions, including refinancings and dispositions.

    Market Analysis

    • Stay informed on competitive properties and local market dynamics.
    • Evaluate asset income and expenses in comparison to market benchmarks.
    • Analyze leasing trends, tenant demand, and rental rate adjustments to identify opportunities for improved asset strategy execution.
    • Develop a comprehensive understanding of industry trends and the economic, supply-and-demand, and demographic drivers influencing each market.
    • Regularly assess micro, local, and regional market trends to ensure performance meets or exceeds established benchmarks.

    Reporting

    • Oversee the maintenance and upload of the AMR on a quarterly and annual basis, including the quarterly transfer of data to AMR notes and investor letters.
    • Contribute to the completion of investor entity distribution worksheets.
    • Prepare AMR write-ups for the assets within your portfolio.

    Communication

    • Report to the Executive Vice President of Asset Management and communicate regularly with the Senior Leadership Team, Equity Partners, and Ownership Group.
    • Communicate directly with Regional Vice Presidents, Regional Portfolio Managers, Area Managers, and Community Managers of CONAM-owned assets.
    • Maintain relationships and manage communications with asset managers.

    Capital Markets and Investor Support

    • Assist senior leadership with capital formation initiatives for discretionary investment vehicles and joint venture investments.
    • Support investor diligence processes by organizing materials, responding to data requests, and coordinating information between internal teams and limited partners.
    • Compile market data, fund benchmarks, and investment comparisons used in investor presentations and fundraising materials.
    • Utilize industry data platforms (such as Preqin) to research prospective institutional investors and capital partners.
    • Assist in identifying and tracking prospective limited partners and preparing materials for investor meetings.

    All other duties as assigned.

    Who You Are: (Requirements of the Position)

    • Bachelor’s degree in Business or Finance, MBA preferred.
    • Three or more years of relevant experience in commercial real estate, investment management, private equity, or a related analytical field.
    • Proficient in Microsoft Office Suite (Outlook, Word, Excel, and PowerPoint).
    • Expert-level analytical and problem-solving skills.
    • Thorough understanding of financial and operating statements and related analysis.
    • Proficient knowledge of various industry-related software and applications, including but not limited to Yardi Core Voyager, Yardi Rent Café, Yardi CRM, RealPage LRO, RealPage ILM CRM, and RealPage ILM Analytics.
    • Experience with Visual Basic and Yardi is desirable.
    • Detail-oriented with strong analytical skills, experience in complex transaction structures, and the ability to manage time, resources, and information to meet deadlines.
    • Strong ability and desire to understand specific markets and industry trends, and how they relate to each project and its strategic objectives.
    • Self-motivated and able to perform effectively with limited supervision, collaborating with team members, investors, and external stakeholders while exhibiting a strong sense of drive and ownership.
    • Communicate clearly and effectively to articulate the strategic and financial implications of various scenarios, as necessary.
    • Demonstrated ability to manage complex situations and ambiguity, adapting to changing circumstances quickly and effectively.
