Groundskeeper / Porter

Most summer jobs keep you cooped up inside. This one keeps you outside, moving, and part of something you can actually see at the end of each day. Weinstein Properties is hiring a full-time temporary Groundskeeper to cover two Austin-area communities: Bexley 3Five in South Austin and Bexley at Anderson Mill in Cedar Park. The assignment runs now through August, and it pays $19.50 an hour.

That rate is intentionally set $1.50 above the permanent starting wage to offset the lack of benefits. Weinstein also builds in three stay bonuses of $100 each, paid after 30, 60, and 90 days on the job. If you stick it out and perform well, there's a realistic shot at a permanent offer. That's not a throw-in line. Weinstein is a family-owned company that's been running apartment communities for over 70 years and actively promotes from within.

The schedule is Monday through Friday, 8 a.m. to 5 p.m. No rotating weekends, no on-call shifts. For a grounds role, that's a reasonable structure.

Here's the honest version of what the work looks like day to day. You'll walk the property every morning picking up litter and pet waste before residents head out. You'll clean pet stations, handle trash-outs on vacant units, pull weeds, run a backpack blower, operate a power washer, and do whatever the grounds need to stay sharp. Some days you'll support the maintenance team with light painting or housekeeping tasks. It's repetitive in stretches, and in an Austin summer, it's hot. That's the job.

What separates the people who thrive in this role from those who don't is pretty simple: they don't wait to be told what to do next. A groundskeeper who notices a punch list item before the maintenance supervisor does, or who keeps the curb appeal tight without daily reminders, is the kind of person who ends up converting to a permanent spot. The ones who struggle tend to treat the repetitive tasks as beneath them. If you can find the rhythm in recurring work and take pride in a clean property, this fits.

For anyone considering a longer career in property management, grounds work is a legitimate entry point. You'll learn how a well-run community operates from the outside in, pick up basic maintenance skills, and build a track record that opens doors to maintenance tech roles down the line.

What the role requires

  • Ability to lift and carry 50 pounds or more regularly
  • Comfort operating equipment including backpack blowers, power washers, and golf carts
  • Prolonged walking, standing, bending, and stooping throughout the shift
  • Willingness to work outdoors through heat, humidity, and rain
  • Reliability and a self-starting work ethic

Weinstein Properties owns and manages more than 60 apartment communities across Virginia, North Carolina, Texas, Tennessee, and Georgia. The Austin market is active, and these communities are maintained to a consistent standard. If you show up and do the work, this summer has a real path beyond August.
