Skills This Role Requires on Day One

Attention to detail is the primary skill this role draws on constantly. Walking a property and seeing what needs attention before a resident notices it is a trained habit, and Griffis expects that habit to be already developing when you arrive. At minimum, one year of experience in multi-family housing, hospitality, or a comparable environment gives you the foundation. Beyond the eye for detail, you'll need solid communication skills, the ability to follow standardized procedures across a range of tasks, and a genuine comfort with physical, outdoor work across all seasons. Denver winters mean snow removal and ice treatment are real parts of the job, not occasional footnotes.

The scope of daily work includes:

  • Full community inspections for cleanliness, litter, and hazards (pet waste, cigarette butts, dumpster areas)
  • Light landscaping: sprinkler adjustments, trimming trees and shrubs, sod replacement, general plant care
  • Parking lots, curbs, and walkways kept clean and clear
  • Pool and spa upkeep including chemical balancing and documentation
  • Snow and ice removal with ice melt application as conditions require
  • Identifying areas where maintenance processes could improve and communicating those observations to the team

Skills This Role Builds

Groundskeeping at a professional property management company is a real entry point into multi-family operations. The CPO (Certified Pool Operator) license is preferred at hire but required within your first six months. Griffis will expect you to obtain it, and that credential carries genuine weight if you move toward a maintenance technician or lead maintenance role later. Beyond the CPO, you'll develop a working knowledge of how a luxury community presents itself, how curb appeal connects to occupancy and resident retention, and how your daily work contributes to a property's NOI by protecting asset condition and supporting resident loyalty.
