Every morning at Bexley at Anderson Mill, the property's first impression gets set before most residents leave for work. As a Groundskeeper, that first impression is yours to own. You'll walk the community daily, picking up trash and pet waste, clearing debris, and keeping the common areas looking sharp. Blowing off walkways, pressure washing surfaces, pulling weeds, touching up landscaping, helping trash out a vacant unit before a make-ready gets started. These are the rhythms of the role, and they repeat. That's not a warning so much as a reality check: if you take genuine satisfaction in maintaining a standard rather than just completing a checklist, this kind of work is actually fulfilling.
You'll also support the maintenance team when needed, whether that means light painting, housekeeping tasks in common areas, or pitching in on jobs that don't fit neatly into one category. The leasing team notices when the property looks good. Residents notice. Prospective renters notice. Your work shows up in occupancy and in how people feel about where they live.
The schedule is Monday through Friday, 8am to 5pm, with no on-call rotation. The starting pay is $19 per hour, and there's a quarterly bonus structure plus a stay-on bonus after 90 days for employees in good standing.
Weinstein Properties is a family-owned company that's been operating apartment communities for over 70 years, with a portfolio of more than 60 properties across Virginia, North Carolina, Texas, Tennessee, and Georgia. They're not a REIT or a private equity shop trying to squeeze margin. That hands-on ownership culture tends to mean more direct feedback, more visibility, and honestly, more accountability too. It's a workplace where people know your name.
One thing worth knowing: Weinstein explicitly promotes from within, and Groundskeeper roles here have historically been a starting point for people who want to grow into maintenance technician positions. If you've ever been curious about HVAC, plumbing, or electrical work but don't have formal experience yet, this is a realistic path into that world. Not guaranteed, but genuinely available to people who show up and learn. That's a real differentiator compared to companies that post groundskeeper roles with no upward visibility attached.
