Groundskeeper / Porter

Grounds work at a well-run apartment community is more operational than it looks. At a property like Bexley at Brier Creek, the groundskeeper sets the tone for first impressions every single day, and in a market like Raleigh where garden-style lease-up communities are competing hard for residents, curb appeal isn't decorative. It's a leasing tool.

What the Work Actually Looks Like

Weinstein Properties has operated for over 70 years as a family-owned company, managing more than 60 apartment communities across five states. Their approach leans toward hands-on daily operations, which means the groundskeeper at Bexley at Brier Creek works as a visible, active part of the on-site team rather than a background function.

The schedule runs Monday through Friday, 8am to 5pm. Daily responsibilities include litter pickup, cleaning pet waste stations, maintaining landscaped areas through weeding and planting, and supporting the maintenance team with light tasks as needed. You'll operate equipment including backpack blowers and power washers, move around the property by golf cart, and occasionally handle trash-outs on vacant units. Light painting and housekeeping support are also part of the mix. The physical demands are real: lifting up to 50 pounds regularly, prolonged walking and standing, frequent bending and stooping, and working outdoors year-round through North Carolina's heat, humidity, and occasional cold snaps.

Repetition is built into the role. Litter and pet waste pickup happen daily. That consistency is what keeps a property looking sharp, and it takes someone who finds satisfaction in maintaining standards rather than waiting for variety to keep them engaged.

Who Fits This Role

  • Reliable and punctual. The team depends on you showing up.
  • Self-directed. Much of the day involves independent work with minimal supervision.
  • Physically capable of meeting the demands described above, with or without accommodation.
  • Comfortable with repetitive, unglamorous tasks done to a consistent standard.
  • Willing to collaborate with maintenance and leasing staff when the situation calls for it.

Compensation and Growth

Pay starts at $16 per hour with quarterly bonuses. A $1,000 stay-on bonus is currently available after 90 days in good standing. Benefits include health, dental, and vision insurance, a 401k with company match, paid holidays, birthday time off, vacation and sick time, an Employee Assistance Program, and a rent discount.

Weinstein's track record suggests genuine room to grow. Team members who show a willingness to learn and a strong work ethic have a clear path toward maintenance technician roles, which carry significantly higher earning potential and broader skill sets. For someone starting out in property maintenance, a groundskeeper position is often the most direct entry point into a long-term career in multifamily operations.
