Grounds Specialist - Silas at Springwoods - Spring, TX
Davis DevelopmentWhat You'll Actually Do
The Grounds Specialist at Silas at Springwoods is the person who sets the first impression every single day. You're out walking the property from early on, clearing litter, debris, and pet waste from breezeways, pool areas, common spaces, and grounds before most residents have had their morning coffee. That consistency matters more than it might sound. A clean, well-kept exterior tells residents they made the right choice, and it tells prospects the same thing before they ever step inside a unit.
Beyond the daily walks, you'll be checking and logging pool chemical levels, vacuuming the pool weekly, and keeping the grills and amenity areas in safe, working order. That means checking timers and knobs, not just wiping surfaces. You'll also keep trash areas organized on schedule and support the Maintenance Supervisor and Property Manager with general labor tasks as needs come up. Some weeks that's routine. Some weeks it's more demanding. The role requires flexibility and a willingness to put in more than 40 hours when the property needs it.
What You Bring
- At least one year of general labor experience. Multifamily background is a plus but not required.
- High school diploma or equivalent, preferred.
- Certified Pool Operator (CPO) certification is preferred. If you don't have it yet, it's worth pursuing.
- Comfortable using hand tools, cleaning equipment, and supplies across different tasks.
- Able to lift up to 50 lbs and work outdoors in varying Texas weather conditions.
- Good verbal and written communication. You'll interact with residents, team members, and occasionally vendors.
- Strong time management. You're often moving independently through a daily routine without someone checking in on every step.
The Team and the Company
Davis Development is a privately held luxury apartment developer and property management company with over 25 years in the business. Their model is in-house and hands-on. They don't outsource the day-to-day; they put real decision-making in the hands of on-site teams. That means the people you work alongside, including your Maintenance Supervisor and Property Manager, are genuinely invested in how the property runs. There's a family-culture element here that isn't just marketing copy. It does mean expectations are real and consistent, though. The "work hard, take care of the details" ethos applies to this role as much as any other on the team.
One honest note: grounds work in Spring, TX means heat. Summers are long and humid, and a significant portion of this role happens outside. If you thrive working in that environment and take pride in physical, visible results, that's a genuine fit signal. The right person for this role finds satisfaction in a property that looks noticeably better because of their effort.
Benefits kick in on the first of the month after 30 days of employment and include medical, dental, vision, and behavioral health coverage. The 401(k) comes with a 4% employer match that vests immediately, plus company-paid life insurance, paid time off with carryover, a company apparel allowance, and access to training and development. Davis Development positions this role as a place to grow, not just a job to fill.
