Maintenance Technician

Olympus Property has earned the National Apartment Association's Top Employer recognition three years running (2023, 2024, and 2025), which tells you something about how they treat the people doing the actual work. This Floating Maintenance Technician role is based at The Brodie in Austin and sits right at the intersection of resident satisfaction and property performance. It's a hands-on position where your day is shaped by what the community needs, not a rigid script.

The core of this role is general service work: plumbing repairs, appliance troubleshooting, HVAC maintenance, electrical fixture replacements, lock changes, painting, carpentry. You'll work through resident requests, handle preventative maintenance on HVAC units (filter changes, coil cleaning), and keep the shop organized and inventory tracked. You'll coordinate daily priorities with the Lead Maintenance Technician, which means communication matters as much as technical skill. You're not just fixing things in isolation. You're part of a service team that the office staff depends on to keep residents happy and occupied units in good condition.

The schedule is Monday through Friday, 9 AM to 6 PM, with some flexibility built in and the expectation that you're available for emergency calls when they come up. That's a real part of the job, and it's worth being honest about. After-hours emergencies aren't constant, but they happen, and being genuinely okay with that is part of being a good fit here.

Olympus is looking for someone with at least two years of residential, apartment, or commercial maintenance experience. EPA or HVAC certification is a plus, and solid HVAC knowledge is expected regardless of whether the paperwork is in hand.

What makes someone stand out here

The candidates who thrive in floating or generalist maintenance roles aren't necessarily the ones with the most specialized certifications. They're the ones who communicate well with residents during a service visit, who notice a potential issue while fixing the reported one, and who hand off information clearly to the next shift or the lead tech. Austin's rental market runs competitive, and at a property like The Brodie, resident retention often comes down to how quickly and professionally maintenance issues get resolved. That's where this role carries real weight.

  • Minimum 2 years of apartment, residential, or commercial maintenance experience
  • Working knowledge of HVAC systems; EPA/HVAC certification preferred
  • Comfortable with plumbing, electrical, appliance repair, carpentry, and painting
  • Able to work a consistent Monday through Friday schedule and respond to emergencies as needed
  • Proficient or willing to learn maintenance tracking software

Starting pay is $27 per hour, with monthly and quarterly bonus eligibility. Benefits include medical, dental, and vision coverage, a 401(k) with employer matching, short and long-term disability, life insurance, paid time off, an apartment rental allowance, tuition reimbursement, and even a sabbatical program. It's a solid total package for a technician who wants stability and room to grow.
