Floating leasing roles are underused and underappreciated in our industry. When they're done well, they're one of the most effective tools a growing portfolio has. Hillpointe, a Sun Belt workforce housing developer with a fully integrated model from land acquisition through asset management, is hiring a Floating Leasing Specialist based out of Pensacola to move across their communities as demand dictates. That means lease-ups, coverage gaps, high-traffic periods, and new community launches. You're the closer they send in when it matters.

This is not a role for someone who wants to put down roots at one property and settle into a routine. It's for someone who picks up a new floor plan, learns a new community's comp set, and is giving tours confidently by day two.

What You'll Be Doing Day to Day

The core of this job is leasing. Tours, follow-up calls, texts, emails, and making sure the tour path looks sharp before the next prospect walks in. You'll cover communities during team transitions and step in during peak traffic periods when the on-site team needs reinforcement. The specific responsibilities include:

  • Traveling to Hillpointe communities across the portfolio as assigned
  • Conducting property tours and tailoring your pitch to each prospect's actual needs
  • Managing follow-up communication through phone, text, and email
  • Keeping leasing office areas, model units, and amenity spaces tour-ready
  • Gathering prospect information and maintaining accurate records
  • Supporting community launches and high-volume leasing periods

Hillpointe also provides free rent at an assigned community, which is worth factoring in when you're thinking about total compensation. That benefit is subject to their internal policy and position requirements.

Who Tends to Succeed in This Role

We've seen floating specialists burn out fast when they underestimate the adaptability this kind of position demands. Walking into a new property every few weeks, building rapport quickly with on-site teams you don't know, and staying sharp on fair housing compliance regardless of which community you're working at, that's the actual job. It's more mentally demanding than a standard leasing consultant role, even if the core tasks look similar on paper.

What separates strong candidates here isn't just sales ability. It's the combination of interpersonal range (you can talk to anyone), genuine comfort with ambiguity, and the discipline to represent a brand consistently across different environments. Hillpointe builds and manages workforce housing at scale, which means your prospects are working people with real budgets. The ability to communicate value clearly and honestly matters more than a polished script.

Prior leasing experience is preferred but not required. Backgrounds in hospitality and customer-facing sales translate well. You'll need a valid driver's license, flexibility to work weekends, and a genuine willingness to relocate temporarily or permanently if the business needs it.
