Lease-up velocity and peak-traffic coverage are two of the hardest operational problems a Sun Belt developer faces when scaling a portfolio quickly. Hillpointe, one of the top-ranked builders and developers on the NMHC list, solves that problem partly by keeping a team of mobile leasing professionals who can drop into any community where traffic-to-lease ratios need attention or where a new site is absorbing its first wave of prospects.

This Floating Leasing Specialist role is built around that need. You're not tied to a single asset. You travel across Hillpointe's workforce housing communities in the DeLand area and beyond, covering lease-ups, team transitions, and high-traffic periods when a property's permanent staff needs reinforcement. Hillpointe's portfolio is market-rate workforce housing, Class B and C territory where value, location, and community feel close deals more than granite countertops. Your job is to understand what a prospect actually needs and connect it to what the community delivers.

What the Day Looks Like

On a given week you might be covering a lease-up community pushing to hit stabilization, spending your days on prospect tours, follow-up calls and texts, and keeping the tour path and model units show-ready. The next week you're filling in during a staffing transition at an established property, picking up the pipeline mid-stream and keeping delinquent inquiry follow-up from slipping. You'll greet walk-ins, handle inbound inquiries across phone, text, and email, and maintain the kind of professional leasing office environment that converts traffic into signed leases.

Because you're moving between properties, you'll see how different site teams operate, how different price points attract different prospect profiles, and what drives conversion at each community. That cross-portfolio exposure is genuinely useful experience that static leasing roles don't offer.

What Hillpointe Is Looking For

  • Willingness and ability to travel frequently between properties, and to relocate temporarily or permanently when operations require it
  • Flexibility to work weekends, evenings, and holidays based on leasing activity
  • Prior experience in leasing, sales, hospitality, or customer service
  • Strong communication skills across a range of resident and prospect profiles
  • Valid driver's license and the physical ability to tour indoor and outdoor areas, including walking stairs and covering full community grounds
  • High school diploma or equivalent
  • Comfort operating in new environments quickly, without a long ramp-up period

Candidates who do well in this role tend to be naturals at reading people fast. When you're stepping into a community you've never worked before, you don't have weeks to build rapport with the prospect base. You're expected to be effective on day one. That adaptability, combined with genuine follow-through on leads, is what separates a strong floating specialist from someone who just covers shifts.
