Floating Leasing Specialist
HillpointeHillpointe builds and manages market-rate workforce housing across the Sun Belt, and they've earned a top spot on NMHC's Builder and Developer rankings by keeping nearly every function in-house: land acquisition, construction, procurement, asset management, and leasing. That integration matters for this role because the communities you'll support are Hillpointe's own product, built to a consistent standard, which means you'll develop real fluency in a single portfolio rather than bouncing between mismatched properties managed by different owners.
What You'll Actually Do
This is a portfolio-support leasing role. You'll travel between Hillpointe communities in the Jacksonville area to provide coverage wherever it's needed most: lease-ups, peak traffic periods, team transitions, and new community launches. On any given day, that means greeting prospects, conducting tours that connect specific unit and amenity features to what each prospect actually needs, and following up by phone, text, and email to convert leads into signed leases. You'll also keep tour paths, model units, and amenity spaces presentation-ready, because first impressions close leases.
The floating structure requires genuine adaptability. You won't have a fixed desk or a familiar team every week. The expectation is that you step into a new community and produce results quickly, which means reading a property's current traffic patterns, understanding where it sits in lease-up, and adjusting your approach accordingly. Hillpointe does note that temporary or permanent relocation between properties is a real possibility, so candidates should think honestly about their geographic flexibility before applying.
What You Bring
- Prior experience in leasing, sales, hospitality, or a customer-facing service role
- Comfort working a schedule that includes weekends, as leasing traffic peaks on Saturday and Sunday
- A valid driver's license and reliable transportation for inter-property travel
- Strong verbal follow-up habits: prospects who don't hear back within hours often sign elsewhere
- High school diploma or equivalent
- Physical ability to walk full properties, climb stairs, and tour outdoor areas in varying weather
Skills This Role Builds
Most leasing consultants spend months at a single property before they truly understand how occupancy, traffic, and delinquency interact. A floating specialist compresses that learning because you see multiple communities at different stages simultaneously. You'll quickly develop an eye for what separates a strong lease-up execution from a stalled one, and you'll build a mental library of objection-handling approaches drawn from varied prospect pools. Those pattern-recognition skills are exactly what community managers and regional leasing managers look for when they're developing candidates into leadership. The floating track at portfolio-focused developers like Hillpointe has historically been one of the faster paths to a full-time community assignment with added responsibility.
Hillpointe also provides free rent at an assigned community as part of the compensation package, subject to policy requirements, which is worth factoring into the full picture of what the role offers.
