The leasing side is what it sounds like: touring prospects, guiding them through applications, preparing rental agreements, and working to convert traffic into signed leases. The administrative side gets less glamour in job postings but takes up real time. Market surveys, occupancy reports, posting unit availability, keeping records clean. Learn this well and you'll understand how a property actually runs, not just how to close a lease.

Weekends are non-negotiable here. Portland traffic peaks on Saturdays and Sundays, and that's when prospects tour. Your days off will fall during the week. If your personal life is structured around weekends, be honest with yourself about that before applying.

The per-lease incentive, semi-annual bonus, and weekend shift premium mean your take-home can exceed the base rate meaningfully if you're producing. What You Bring
